Inner City Bird Hides_

hello everyone,
I am currently a final year interior architecture student at kingston university and I am proposing an idea for an Urban Bird Hide that would be located in disused space between buildings in central london.
The main theme would be to create a hideaway in London where bird watchers can come and be in a comfortable environment. Perhaps opposite a london park or waterway. The proposed interior would have different viewing platforms and an area for an archive and log books. Perhaps this hide could also function as an ornithology education centre.
I would really like to know what is necessary in a bird hide? or is there anything lacking that you wish you had? also, locations in London where you may have seen a rare species of bird? or a Location which is great for birdwatching?
in an ideal world what would your perfect hide be?
any suggestions or opinions would be greatly appreciated.
